This month’s focus: a clear next step

A VA home loan is an earned benefit, but understanding the financing still takes a plan. Start with the question that matters most to you: Can I use my benefit? What payment fits my household? Is this property eligible? Or why did another lender give me a different answer? You do not need a finished application to ask. I help veterans throughout all 58 California counties, and I remain your personal mortgage contact through closing and afterward.

Before you make an offer

Choose a payment you can comfortably manage, then ask what cash you need beyond a down payment. Insurance, property taxes, prepaid items and closing costs can change the picture. A preapproval also has conditions; talk through what remains before relying on it for a purchase. Read the five conversations to have before an offer →

A California benefit to follow

California enacted changes to disabled-veteran property-tax relief beginning in 2027. Your assessor determines your eligibility and the treatment of your property. The practical step is to request the current application and instructions, confirm the relevant year, and keep an unapproved exemption out of your purchase budget. After closing, you can still call

Keep your closing documents and verify who services your mortgage, when your first payment is due, and how taxes and insurance will be paid. A fixed interest rate does not freeze every part of the housing payment. If a letter or statement is confusing, my team and I remain available to help you understand the next question to ask.
