Full entitlement
With full entitlement, VA does not set a loan limit. Your lender still determines an affordable loan amount, and property value matters. Full entitlement is not unlimited borrowing approval.
Remaining entitlement
When entitlement remains tied to another loan, the property county’s one-unit conforming limit and the entitlement already charged help determine available guaranty. Use the one-unit limit even for a multiunit property. A down payment may be needed.
Restoration and another purchase
Restoration can be available after sale and full repayment. A one-time restoration may be possible after repayment while retaining the property. An eligible veteran’s substitution of entitlement is another potential path. Ask for a COE review before planning a transaction.
Bring the complete picture
Have your current loan information, intended use of each property and target county ready. Another VA purchase must meet applicable occupancy and underwriting requirements; it is not a shortcut to financing a vacation home.
