Why lender choice matters

Lenders set their own pricing and may apply requirements beyond VA’s baseline. Credit standards, property options, documentation and individual loan scenarios can differ. One lender’s answer may not describe every available option.

Start with your complete scenario

Tell me about your goal, timeline, prior VA use, property type and income. I can use those details to identify the lender options available through my broker relationships and explain the differences.

Compare the whole offer

Look at the same loan amount, term and rate-lock assumptions. Review rate, APR, points, lender credits, funding fee, cash to close and monthly housing cost. Ask how long it would take for any extra upfront cost to pay off for you.

A clear recommendation includes tradeoffs

The most useful option depends on your needs, timing and qualification—not just a headline rate. My access does not include every lender in the market, and no lender choice guarantees approval or the lowest rate. You should feel comfortable comparing another written offer.

You work directly with me

My team supports documentation and processing. I remain your direct contact throughout the entire loan, from the first conversation through closing. After closing, my team and I remain available for questions and guidance. We serve eligible borrowers in all 58 California counties.
